Why I love the Bay of Kotor?

From serene mornings to enchanting sunsets and evenings, from the most beautiful colours of
blue sea and green mountains, our Bay has it all.

It is so easy to fall in love with it, no matter time of the year you visit. It all depends on your
preference – whether it will be summer peak, winter time or somewhere in between.
It is hard to name one thing only why I love the Bay, but the stunning views is definitely one of
the reasons. People in the Bay are welcoming, smiling, with a special sense for organizing
parties (fešte as we call them), carnivals and various events on open. The local Mediterranean
food, oh, you should not miss that.

The Bay has three main towns and each of them has it small parts with unique charm.
Herceg Novi is settled at the entrance of The Bay. Known as the city of sun and steps, it is
famous for its 6km long promenade called Setaliste pet Danica and a row of beaches along. The
Old Town of Herceg Novi with its landmark Sat kula and its narrow little streets with small
caffes are so charming and it will make you feel a home atmosphere. Historic fortresses, Kanli
kula, Forte Mare and Spanjola, are definitely a must see for history lovers.

Parts of Herceg Novi such as Savina with its lovely houses and neighbourds, Skver with its
marina and resturants, parts of Herceg Novi rivijera such as charming Djenovici, Kumbor and
Baosici are just some of the reasons why I love Herceg Novi.

Kotor is a heart of the Bay. Centuries young as we like to call it. Its Old Town with charming
streets, beautiful squares, shops and restaurants with local and delicious food will evoke all
your senses. I just love the feeling when I enter the Old Town, it is a feeling of history and
present in one. Wandering through the Old Town will lead you to St Tryphon Cathedral,
protector and symbol of Kotor.

Parts of Kotor such as Dobrota with its gorgeous stone houses and palaces, Muo, Prcanj and
Stoliv with its special charm, Perast with its two islands and Old Towns, are some of the resons
why Kotor is a must visit.

Tivat has become a whole new town in the Bay. Multicultural, live all year round, this small
town is a true combination of past times and modern, high-end marinas and architecture.
Walking from marina Kalimanj, through Pine which is a centre of Tivat, all the way through
Porto Montenegro and Donja Lastva is a route I like to take. These walks along the sea are so
calming and Tivat offers the best resting stops – nice places to have a coffee and eat.

Donja Lastva, Seljanovo and Lustica peninsula are some of the reasons that make Tivat a special
destination in the Bay.

What to do in Kotor for a three day trip?

Kotor is a pearl of the Bay and it offers various outdoor activities.
If you are visiting and staying for a few nights only, we would recommend to explore the following ideas:

Day 1

1. Climbing up the San Giovanni Fortress above the Kotor Old town. It is a small hiking adventure,
with many steps that lead you to the top. The view when you climb is definitely worth the
activity. You will be able to take some great photographs and see why the Bay of Kotor is a must
visit recommended by many websites. Do not forget to bring water and sun protection with
you!

2. Wandering through the Old Town of Kotor is a must. Check all those narrow streets and squares.
Have a tea/coffee or some refreshing squeezed juice in one of the many restaurants. They all
offer a charming view. Visit the Maritime Museum, Kotor has a famous naval tradition. Enter St
Tryphon Cathedral, a masterpiece of Romanesque architecture. St Tryphon is the Patron Saint of
Kotor. Or, you can also visit St Nikola’s church, which is orthodox. Also, while in the Old Town,
do not forget to check the city market (pjaca as we call it). There you can buy delicious fruit and
vegetable, cheese, prosciutto, home made products, flowers, etc.

3. Walking along coastal road in Dobrota. The scenic walk where you can admire stone houses and
palaces Kotor is famous for. Do not forget to bring a swim suit with you! You can refresh and
swim in the sea and have a nice cup of coffee and ice cream after.

4. Enjoying a nice dinner in one of the many restaurants and konobas in Dobrota, Ljuta, Perast
Muo or Prcanj. These are all charming parts of Kotor.

Day 2

Bay. There are various tours that can take you to the Blue Cave, panoramic views of Mamula
Island, visit to Submarine tunnels, visit to Porto Montenegro and Tivat and tours that can take
you to beautiful beaches such as Miriste, Zanjice and Rose. All boat tours will stop in Perast and

converted in hotels and villas, restaurants with amazing food. Trip to our Lady of the Rock island
is something you should definitely do while in Perast. It is a 10min boat drive. The Catholic
Church of our Lady of the Rocks (Gospa od Skrpjela) is the largest building on the island, and has
a museum attached to it. There is a special place on the island where you can make a wish and
according to the legend, it will come true!

Boat tours can take from 3 up to 8 hours, depending on which one you choose. After a long day of

Luxury side of the Bay – A word about Montenegro's Premier Projects: Porto Montenegro, Lustica Bay and Portonovi

Breathtaking Kotor Bay, renowned for its natural beauty and rich cultural heritage, has been attracting
travelers and foreign investors in recent years. Exploring a hidden gem of the Adriatic sea as they call it
and looking for Mediterranean lifestyle and climate more affordable than Croatia, Spain and Italy, has
led to developing luxury projects that transformed the landscape of the Bay. Over the years, it has
proved to be a good decision for investors seeking investment opportunity and one of the impacts is
more and more tourists visiting Montenegro and placing the Bay of Kotor as a recommended
destination.

Let’s take a closer look at three iconic luxury projects developing in dfferent parts of the Bay:

PORTO MONTENEGRO, TIVAT

Porto Montenegro, located in the charming coastal town of Tivat, has brought a world-class marina and
residential village that has changed Tivat completely, making it a synonym for luxury and sophistication.
Developed by visionary entrepreneur Peter Munk, Porto Montenegro has evolved into a premier
yachting destination.

Alongside the marina, a vibrant waterfront promenade is lined with chic boutiques, gourmet restaurants
and stylish cafes, creating a vibrant social scene that attracts jet-setters from around the globe.
Apart from an impressive selection of luxury residences for sale and rent, within Porto Montenegoro lies
a luxury Regent 5* hotel and new Siro hotel coming soon to a new part of the project – Boka Place.
It will be a new coastal retreat for fitness and SPA enthusiasts and it is still just the beginning, the same
as for the other two projects, Lustica Bay and Portonovi.

LUSTICA BAY, TIVAT

Perched on the tranquil shores of Lustica Peninsula, Lustica Bay harmoniously blends luxury living with
environmental conservation. Nestled between green hills on the one side, and clear blue sea on the
other, there are luxury residences, apartments and villas, spreading over the peninsula. Leisure facilities,
waterfront restaurants, wellness centres and shops, they all offer endless opportunities for relaxation
and recreation.

With prestigious Chedi hotel set at marina waterfront and future plans in mind, the town will
accommodate 6,000 residents, featuring over 3,000 apartments, 300+ luxury sea-view villas, and six
additional hotels.

The beauty of the project is its commitment to sustainability and responsible development, with an
emphasis on preserving the region’s biodiversity and cultural heritage.
What we can hardly wait for is the Lustica Bay golf Course, design by Gary Player!

Every hole of the course will offer stunning and panoramic views in all directions. The play will be
magical and breathtaking. It is quite an opportunity for Montenegro, which has a sports talented people
and for all the players who love this game.

PORTONOVI, HERCEG NOVI

Portonovi has brought a new sense of luxury to the Bay and rolled the dice for some new exciting
development for Herceg Novi.

Widely spread along the coast, with marina for luxury yachts and sailboats, stunning luxury residences,
beautiful wide squares, shops and gourmet restaurants and cafes, Portonovi is a place where life feels
richer.

At the heart of Portonovi, there is unmatching and stunning One & Only hotel that epitomizes the art of
refined luxury and unparalleled hospitality. Set amidst lush gardens and cascading terraces, this
exclusive resort offers discerning travelers a haven of opulence, tranquility and natural beauty.
All the three projects have brought high-end luxury to the Bay and some new offer, man made, perfectly
combined with natural exquisite beauty of the Bay of Kotor, our Boka. From high mountains to the sea
in just a short drive, our Bay truly has it all. And the most important, it has always been and remained a
welcoming place for all the people that visit and live here.

Must try food in the Bay of Kotor!

When in Rome, do as the Romans do – an old, but true proverb. The best way to explore a new country
and to truly feel it is to eat what locals do!

We can help you with our recommendations of some good restaurants, some are already famous, but
some are hidden secrets and they work on reservation only.

No matter what you choose, we kindly suggest you try some of our local delicacies. Montenegrin cuisine
is full.flavored, Mediterranean, with our little specialties.

For breakfast, try our Montenegrin prosciutto and cheese and try „priganice“! They are small, round,
deep-fried pastries often served as a snack or dessert, sometimes dusted with powdered sugar or served
with honey.

For lunch, try “pasticada”! It is a slow-cooked beef dish marinated in a sweet and sour sauce, typically
served with gnocchi or mashed potatoes.

For dessert, do not miss “krempita” or “dobrotska torta”. Both are traditional cakes from the heart of
the Bay of Kotor. Krempita is more creamy, while Dobrotska torta is more of a dry cake.

For dinner, choose fish with “blitva sa krompirom” or “dalmatinsko varivo” (eng. Swiss chard with
potatoes), it will be a good choice for some light summer dinner.
